Underperforming against what
We judge the listing against what guests in its market need to see and believe before booking. The market standard is different in Joshua Tree than it is on Lake Chelan.
Opportunity Audit
We read your listing through the eyes of the guest you want to attract. Then we compare it with its market to show where clarity breaks down and which actions could make the property easier to choose.
We read every listing by hand. We give you clear findings and actionable recommendations, all tied to what guests can see and how they decide whether to book.

02The question it answers
We use evidence to answer four questions: Where is the listing underperforming? Why does it matter? Which opportunities are worth pursuing? Which one comes first? Those four questions define the full job of the Opportunity Audit.
We judge the listing against what guests in its market need to see and believe before booking. The market standard is different in Joshua Tree than it is on Lake Chelan.
A weakness matters when it gets between a guest and a booking. We rank the findings by how much they affect that decision, then return a short list of opportunities with one named first.
The evidence may point to a Performance Blueprint or to a clarifying conversation first. The recommendation follows the evidence.
03What gets read
We read every listing across the same five dimensions. The five dimensions keep each audit consistent and make it easier to compare the listing with its market. The Visual Performance Model and current market intelligence guide the work.
04What it decides
A real diagnosis does not have to end with another purchase. The Opportunity Audit can end in four places, including a decision to clarify first.
We do not have enough evidence for a recommendation yet. We need to resolve the missing information before you spend money on photos.
The diagnosis gives you enough to act on your own. The audit ends there.
The diagnosis is clear, and the opportunity calls for a full written strategy.
Concierge support may follow a completed strategy when you want the implementation managed.
05How it works
Your context, concern, and live listing.
We record what the public listing shows before we interpret it.
We review what this market expects a listing of this kind to prove.
Written anchors keep the five-dimension evaluation consistent.
We gather everything and check for gaps before drawing conclusions.
We tie every finding back to the evidence behind it.
We name one of four outcomes and tell you how confident we are.
The evidence guides the diagnosis. The diagnosis guides the recommendation.
06The deliverable
You receive a cover and five to seven content pages. An optional appendix holds any image-by-image detail worth keeping. The short format keeps the main finding easy to see.
Each dimension gets one qualitative label. Together, the five labels form a shape that shows where the listing is strong and where it needs attention. We read the evidence against written anchors and state our confidence in each judgment. The recommendation comes from the evidence and our expert judgment. No formula or total score sends you to a product.
07Where it sits
The Booking Diagnostic asks a few questions and points you toward the next step, including when you do not need a paid engagement.
We diagnose one listing, name the opportunities, show which one comes first, and tell you whether the property is ready for a complete strategy.
The Performance Blueprint turns the diagnosis into a complete strategy for what to build, shoot, sequence, and produce.
Managed implementation after the strategy is complete.
08What it needs
We read the listing as a guest would. You give us the context a guest cannot see.
09How claims are handled
A confident claim can still be a guess. We label every claim by what it is, so you can decide how much weight to give it.
We use the public listing to capture visible evidence. We still need your confirmation. Unconfirmed information does not become fact.
10What it leaves for the Blueprint
These are deliberate boundaries. The Performance Blueprint owns the complete strategy.
11Fit
You have a live listing and results below expectations. You want to understand whether the problem is photography, positioning, gallery order, or trust before you invest again.
The diagnosis shows where the listing is losing the guest and which opportunity comes first.
The Opportunity Audit is designed to answer that question. The answer may be no.
We need visible material to review. Start with the Booking Diagnostic.
A clear and agreed diagnosis does not need another audit. Continue to the Performance Blueprint.
Concierge Execution manages implementation after the strategy is complete.
