Get the market straight before you look at the listing. From 26 September 2026 a grandfathered permit no longer transfers when the property sells, and the lake drops about 15 feet in a typical winter, which leaves docks and boat lifts out of the water for part of the year.

AirDNA counted 701 active listings in June 2026, down about 11 percent on the year, around a wine valley listing more than 40 wineries and tasting rooms.
A 6 percent county cap, 9 percent in the Manson urban growth area, and a cap request in front of the city keep new supply tight.
Guests coming over from the Seattle side check your permit and ask about the water level before they book, because the rules here are genuinely contested locally.
A short July and August peak against a much lower annual average, plus a winter drawdown window that changes what the dock can do at all.

Guests arrive with a list of worries: whether you are permitted, the September deadline, noise citations, what you can change about the dock, the water level, how close the neighbours are, and the hot water.
The top end here splits between plain modern Northwest houses and symmetrical Tuscan-style villas, and guests have a view on it.
Most of the places this market loses a booking are places a photograph could have held it, usually about the permit, the dock or the bedrooms.
Persona 01
The guest bringing a boat
Usually coming over from Seattle, Bellevue or Redmond with a wakeboard boat or a couple of jet skis. They need real deeded deep-water frontage, a boat lift they can see works, and to be told plainly what the water depth is and when the drawdown happens. What they are afraid of is arriving mid-drawdown with an expensive boat and finding the lift sitting out of the water.

The guest coming for the wine and the quiet
Drawn to the Manson end of the lake and the wineries around it, where the Lake Chelan Wine Valley lists more than forty wineries and tasting rooms across the growing area. They want to be tucked into working vineyard or orchard land and they want it genuinely quiet. Chelan approved an agricultural short-term rental code in March 2025, and agricultural tourism zoning allows short events up to ten days a year, so if that is what you are, say which part of it applies to you. What puts them off is a vineyard estate label nobody can verify.

The group taking the house for a week on the water
A family across a few generations, or a handful of couples, building a week around boating and long dinners. They need bedrooms that feel equal so nobody gets the lesser room, and hot water and a kitchen that can handle the whole group. Worth knowing before you build a listing around this guest: the county sets occupancy by tier, at 8, 12 or 16 overnight guests, so check which one you hold. What they worry about is finding out on arrival that one bedroom is much worse than the others.

Water access and which season
Guests narrow by whether you have deeded deep-water frontage and by when they are coming, because a boating week in July and a vineyard weekend in October are two different trips. That is my read on how people search here rather than platform data.
First impression, and this one matters
The opening photograph and the rate
Your opening photograph has to show a real relationship between the house and the lake or the vineyard. An oversaturated blue that does not look like glacier-fed water gets spotted immediately by anybody who has been here, and once they catch that they stop believing the rest of your listing.

The handful of photographs after the hero
Your guest is checking whether the main bedrooms really are equal, and whether the dock and the lift look current and load-bearing rather than photographed some years ago.
Working out whether to believe you, and this one matters
Your permit and your dock
Is the city licence or county permit number there. Is the water depth and the drawdown timing spelled out. Answer both where a guest can see them and you are ahead of most of the market, in a place where people check.
Comparing you with the others
The second look
A specific claim beats a long list. Saying you have a deeded deep-water dock that stays usable through October does more than another amenity line, as long as it is true for your stretch of shoreline.
Booking, and this one matters
The last read before they commit
What stops them now is usually the permit question or the dock question left over from earlier, so if you settle those properly this part looks after itself.
What has become expected
- Two and three bedroom condos in dense multi-storey resort blocks
- Oversaturated blue water and sky that does not look like this lake
- A vineyard estate label nobody can verify
- A listing that never gives a permit number
What creates a premium signal
- A permit number in the listing with its transfer status said plainly
- Real deeded deep water with a lift that works
- Agricultural tourism compliance you can point to
- Main bedrooms photographed so they genuinely look equal
- The lake from inside the living room with the doors fully open and the water in its real colour, deep blue against dusty sagebrush, because that is what earns the click and it has to look like this lake rather than a filter.
- A boat sitting level on a working lift with the current water line visible, which is the frame that turns a deep-water claim into something a guest can check.
- The kitchen through to the outdoor table set for dinner, because that settles whether the house can host the whole group in equal comfort.
- Every main bedroom shot at the same quality, so a group of couples can see nobody is getting the lesser room.
- The outdoor space photographed from the angle that shows how much separation there really is from the neighbours, since on a built-up shoreline that is the question people are quietly asking.
